Downtown High-Rise and Warehouse-Loft Moves
The high-rises along Nicollet Mall and the loft conversions in the North Loop and Lowertown St. Paul are the most demanding buildings our crews handle. If a downtown property is your destination, count on the building asking for some combination of these:
- Reserved freight elevator: most towers give residents a set block, often three to four hours, and charge for running long. We staff the crew to fit your whole load inside that reserved slot.
- Certificate of Insurance (COI): nearly every Twin Cities tower wants a COI naming the building and management as additionally insured before our truck pulls in. We issue ours and send it to your property manager well ahead of the date.
- Loading dock or skyway-level access: downtown buildings frequently hold dock space that has to be booked a few days out, sometimes with a security escort through the skyway level.
- Lobby and cab protection: many properties ask for Masonite over the floors and quilted blankets in the elevator car, which ride on our trucks as standard kit.

Gated Properties and Newer Complexes
The newer complexes out in Woodbury, Eagan, and Maple Grove, along with the gated properties near the I-494/I-694 beltway, keep their own access lists. Gate codes or a guard-cleared vendor entry usually need to be arranged days ahead, and a fair number of properties keep trucks off the grounds after early evening or over a weekend. Name your community when you call and we will get our truck and crew onto the gate list before move day.
Walk-Up and Garden-Style Units
Plenty of the older buildings around Northeast Minneapolis, Como, and Frogtown are two and three stories with no elevator, and St. Paul’s century homes hide some genuinely steep, narrow staircases. Carrying a queen mattress, a sleeper sofa, or a loaded dresser down a tight stairwell with snow and road salt tracked across the treads takes a real crew, sliders, straps, and people who can corner a heavy piece without scuffing the rail. We staff three movers minimum on second-floor walk-ups so nobody rushes a heavy load.
A second-floor stair carry runs roughly fifteen to twenty minutes per flight for a full unit, and old freeze-thaw stairs slow it more. We fold that time into the flat rate, so the number you sign is the number you pay.
Keeping Your Full Deposit
Most deposit fights, once the keys go back, trace to dinged door frames, scuffed walls, and gouged flooring, and in winter, slush and salt dragged across the carpet. Our crews hang door-jamb pads, set corner guards, and roll out floor runners on every apartment job we take, and we wipe down wet boots and dollies before the first trip, because walking out with your full deposit is part of doing the move right.

- Reserve the freight elevator the day you sign the new lease
